Uneven soil and other factors can lead to problems in your home. One major problem that can arise is bowed basement walls. This occurs when the foundation begins to crack or settle, causing the walls to turn in and bow. There are a number of methods that can help repair these bowed basement walls. Check out these three to learn more about how to fix your foundation. A professional contractor with the right experience can inspect your home and help you figure out the best course of action for you.
- Steel bracing
The traditional method of repairing bowed basement walls is by using steel bracing. One of the most common methods using steel is using strong, light steel that is called channel steel. This is anchored to the foundation footing, then attached to the floor joist that is above it. The steel channel is then tightened to the wall using a screw jack.
This method is a permanent repair for bowed basement walls. It allows the homeowner to still finish the basement if they choose. Channel steel is an excellent choice when the wall is badly bowed, but it can be a costly option.
Carbon fiber is a good choice for when the bowed basement walls are not particularly bad. It is very light and strong and has a low visibility when placed on the wall. This is also often less costly than the steel method.
The carbon fiber is in the form of long narrow strips which are attached to the wall with a strong epoxy. The fibers are placed vertically at intervals that are decided upon based on the amount of damage and size of the wall. These fibers are not breakable and will stabilize the wall. When finished, these carbon fibers are virtually undetectable and can be painted over.
- Helical ties
Helical ties are typically installed in deep soil that can resist the pressure, so the wall can be realigned. These ties will relieve the external pressure that is exerted on the wall. They can be used in addition to the carbon fibers when there is severe movement in the wall. The helical ties will provide additional stability.
This option is not suitable in all conditions. They need to be used in the right locations and with the right soil. In some cases, homeowners will not be able to use them because of how close their bowed basement walls are to their neighbor’s basement.
